Cancellation Policy

Real Estate Notary Appointment Policy Scheduling Requirements Appointments must be scheduled at least 24-48 hours in advance to ensure proper preparation and availability. Same-day appointments may be accommodated based on availability with an additional rush fee. Document Review All closing documents must be received at least 2 hours prior to the scheduled appointment time. This allows the notary to review the package for completeness and identify any documents requiring notarization. Incomplete document packages may result in rescheduling. Appointment Duration Standard real estate closings are scheduled for 60-90 minutes. This includes document review, signing, notarization, and answering basic questions. Complex transactions may require additional time. Identification Requirements All signers must present valid, government-issued photo identification at the time of signing. Acceptable forms include: Driver's license or state ID U.S. Passport Military ID Permanent Resident Card Expired IDs cannot be accepted. No exceptions. Location & Environment Signings must take place in a well-lit, quiet area with a stable surface for signing documents. The notary reserves the right to decline service if the location is deemed unsafe or inappropriate for conducting business. Parties Present Only authorized signers and the notary should be present during the signing. The notary may request that other individuals (children, friends, family members not involved in the transaction) wait in another area to maintain focus and confidentiality. Notary Role & Limitations The notary is an impartial witness and cannot: Provide legal advice or explain legal documents Answer questions about loan terms, interest rates, or closing costs Recommend whether to sign or not sign documents Fill in blank spaces on documents Signers should direct legal, financial, or title questions to their attorney, lender, or title company. Cancellation Policy Cancellations made 24+ hours in advance: No charge Cancellations made 12-24 hours in advance: 50% of travel fee charged Cancellations made less than 12 hours in advance or no-shows: Full fee charged Rescheduling If documents arrive late or signers are not prepared, the appointment may need to be rescheduled. The original travel fee will apply, and an additional fee may be charged for the rescheduled appointment. Payment Terms Payment is due at the time of service. Accepted forms of payment include cash, Venmo, Zelle, or credit card.
